Prices going down. Could it be?

We have been talking about overpriced real estate in Kiev for many months now. But still the prices kept going up.


However, during the summer 2007, the secondary real estate market prices could decline up to 12%. It seems prices can't grow any longer and have reached a high. Real estate experts say that since the end of last year the number of owners cutting prices has increased and negotiation have turned more in favor of the buyer.


Real estate in Kiev is up to 2 times more expensive than in Warsaw, Sofia, etc. In addition to this there are a large number of "frozen" apartments in Kiev that are bought by speculator and kept empty to be sold when prices have increased. Compared with March 2006 there are 27% more Kiev real estate properties for sale now.


At these prices the buyers have disappeared and the sellers are lowering their sale prices.  Most Kiev real estate experts agree that this summer more apartment owners will reduce their prices and the trend could be downwards by as much as 12%.

January 2007 average Kiev real estate prices.

Well, to get an idea it’s always useful to look at the average prices. But the following are only averages! It’s important to keep this in mind. Furthermore, in the center of Kiev, prices are much higher.  


So with that in mind, current prices for a one-room apartment on Kiev’s primary real-estate market are around USD 1,852 per square meter. The average prices of a two-room apartment on the primary real estate market are around USD 2,294 per square meter. Lastly, for a three-room apartment the average prices are around USD 2,496 per square meter.


As for the secondary market, the average prices for a one-room apartment in Kiev will be around USD 2,837 per square meter. For a two-room apartment, on the secondary real estate market, the average is around USD 2,910 per square meter. Finally, the price for a three-room apartment will be around USD 2,886 per square meter.

Anyone interested in buying a concrete shell?

The Kiev real estate market has reached a point where some buyers are just buying concrete shells. No windows, no doors, no nothing. Just concrete walls for your Kiev real estate purchase.


A good example is the Triumph Kiev apartment complex. This Kiev real estate overlooks rolling hills and golden-domed churches on the edge of the city. This Kiev real estate will have a swimming pool, spa and underground parking.


Kiev real estate speculation is fueling this "concrete shell" buying phenomena. In general, Kiev investors don't trust banks. To many have had bad experiences with bank defaults, devaluation ...


Kiev real estate is for many wealthy Ukrainians the only safe investment. Brick and mortar sounds to many Ukrainians as the only reasonably safe investment. This has lead to concrete shell investments. Investors purchasing concrete shell Kiev real estate. Taking it off the market for several months. And then selling it later for a profit. Afterwards, repeating the operation. This also leads to a rise in prices, since it decreases the number of apartments available on the market. The side effect is an increase in empty concrete shell apartments in the Kiev real estate market.  


Although months remain till this Kiev real estate complex is complete, much of it has been sold already. And although these Kiev real estate apartments remain concrete shells a three-bedroom unit is valued at about $1m.


This kind of price is estimated to be about three times what it would have been two years ago - although, with no public register, no-one is entirely sure of the exact figures.



Kiev real estate has experienced such a property boom. Some have bought Kiev real estate flats three years ago for $30,000, and now they're worth up to $200,000.

Where to get started when buying in kiev ?

The property market in Ukraine is not as well developed as western markets. You won't find many web sites listing property for sale in Kiev. Even if you do, they will not give you the detailed information you need to make a purchase decision. With the exception of kred.biz of course! :- )) It is a quality web site where you even get video of the property for sale.


The English language Kiev Post carries some advertisements for property by private individuals in their classified section. I have found that these tend to be in the upper end of the market - refurbished flats in the centre of Kiev. Many appear to me to be overpriced. The Post also carries advertisements by the larger English speaking real estates agents. If you want the easiest route to buying a flat in Kiev, ask kred.biz to search the market for you to acquire a property of your specification. They will carry out the internal viewings for you, negotiate with the owners on your behalf and coordinate the legal matters for you.  


Another alternative is to use a local agent. Cheaper,  maybe. But you may have the problem of language and also trust. They might well try to obtain a fee from both you and the owner. Would you really trust that they were negotiating the best deal for you if this was the case?


Before you go down this road though, my advice would be to search the local market yourself. Perhaps ask your friends in Kiev to buy a couple of the Kiev papers that carry only classified advertisements. Either get them to take a look at the flats or ask them to post the paper to you, to give you an idea of current prices. You will find a large amount of real estate listings in Russian / Ukrainian language. Often they will include photos. If you cannot read Russian, get you friend to help you with the abbreviations in the advertisements. You will soon be able to skim through them yourself.


Once armed with this info, the only way ahead is to take a few days in Kiev and try to see as many flats as you can!


Prices range from $10,000 for a dive in a block on the outskirts of the city up to $300,000 for a duplex on Khreschatik. Take your pick.

Finding Kiev Real Estate Rental

Finding a real estate kiev accommodation is not the easiest thing to do.  I wasn't asking for much. I sent the mail below to several agencies.


"I am looking to rent a 1 room (real estate kiev) for 1 month in Kiev. Arrival would be in early to mid December 2006. I am looking for a studio rental in good to excellent condition. The size is not very important neither is the presence of a lift. I would however like the apartment (real estate kiev) to be in a decent building (fair condition).


The general area I am looking to rent (real estate kiev) around is the Golden Gate . The studio would have to be between the Kontraktova ploscha metro, Vokzal’na metro , Respublikans’kyi metro  and Arsenal’na metro stations. The monthly budget is around 700 USD all fees included. Could you please confirm you have something that is available. "


The answers were the following:


"Sorry, but it's impossible to get a Studio (real estate kiev) right in Kiev downtown for $700/month (for just 1 month) especially when New Year holidays are included. $1100 - 1300 USD is more realistic range."


"Sorry, but all our apartments (real estate kiev) already have bookings for December (we operate our apartments on a daily basis primarily) so we are unable to provide anything for 1 month stay. Also, our monthly prices start from 1000.00 - 1300.00 US$ per month for the central studio apartment."
